The story behind the agent

From tram driver to Metricon's first agent.

In 1976, Peter Nicolls stepped off the Melbourne tram he was driving, walked into a real estate office, and applied for his first job. That decision placed him alongside Mario Biasin — the man who would co-found Metricon, now Australia's largest home builder. Peter became Metricon's first dedicated sales agent, marketing their homes across Melbourne from North Dandenong to Ringwood, Patterson Lakes, Clayton South, Oakleigh, Hallam, Narre Warren, and Berwick — a 12-year exclusive arrangement as Metricon grew from an 8-person team building 20 homes a year to a national powerhouse with 2,500 staff.

In 1982, Peter founded KR Peters Real Estate — a family-owned, independent agency built on six values: knowledge, dedication, integrity, teamwork, community, and opportunity. Four decades later the agency spans Melbourne's south-east and outer east, and has become one of Melbourne's most awarded independent project marketers — with two consecutive REA Land Campaign of the Year wins (2022 and 2024) and a portfolio of 15 active land estates.

What makes Peter's story unusual is that he never stopped selling. Most founders move to management. Peter still personally conducts appraisals, runs campaigns, and stands at the microphone on auction day. When you call, you get Peter — not a PA, not a junior agent, not a team.

"I started working with Mario in 1976 when I got off the tram I was driving and applied for a real estate job. He was a 25-year-old accountant at the real estate firm where I got my first job."

How Peter sells your home
01
Suburb-Level Appraisal
Every appraisal draws on 50 years of south-east Melbourne transactions. Peter knows what buyers are paying on your specific street — not just the suburb median — and what preparation work will actually move the needle on your result.
02
Buyer Database Access
Before any property goes public, it's matched against KR Peters' active buyer database built from four decades of local transactions. Several properties sell before any online campaign launches.
03
Campaign Build
Professional photography, copywriting, and full digital marketing across realestate.com.au and domain.com.au. KR Peters is the dominant independent agency in the corridor.
04
Auction or Private Sale
As a licensed auctioneer with 50 years of experience, Peter manages his own auctions. The person who qualified your buyers and built the campaign is on the microphone on auction day.
05
Vendor-Focused Negotiation
Direct, honest, and vendor-aligned. The goal is always the strongest achievable result, not the fastest commission. That alignment shows up in the repeat business.
06
After Settlement
Peter's client relationships don't close at settlement. Several clients who first bought through Peter in the early 1980s have since sold multiple times through the same agency.

Officer and Pakenham are averaging 27 days on market in 2026. Competition is strongest in the $700,000 to $850,000 range with multiple buyers per listing. Understanding what comparable sales support — not what the vendor hopes — is the difference between buying well and overpaying.

KR Peters maintains one of the corridor's most active buyer registers. When you register your requirements with Peter, you access pre-market opportunities that never reach the public portals. Several properties are matched and sold before photography even begins.

Officer is one of Melbourne's most active first-home buyer markets in 2026. At $786,000 median, Officer offers genuine value versus inner and middle-ring suburbs. The federal government's 5% deposit scheme has energised a cohort of qualified buyers who can move quickly.

Peter has worked with first-home buyers since the 1970s. He understands the anxiety of a first purchase and gives straight, plain-language advice — including telling buyers when to walk away from a property that doesn't stack up.

Officer delivers a rental yield of approximately 3.89% at a $786,000 median, with CoreLogic recording 4.83% annual capital growth. The corridor benefits from continued infrastructure investment — the Pakenham rail duplication, South Gippsland Highway works, and the Cardinia Road interchange — which provides structural tailwinds for long-term growth.

Peter has managed investment property transactions since the 1970s. He understands what tenants in the corridor are looking for, which estates rent quickly, and — critically — which growth corridor land is genuinely zoned for development and which is not.

KR Peters Real Estate has been one of Melbourne's most active independent project marketers since the 1980s. Peter's agency was the appointed marketing agent for Metricon in its formative years and has since managed major estates across Knox, Cardinia, Casey, Greater Dandenong, and the Yarra Ranges.

KR Peters holds two consecutive REA Land Campaign of the Year awards — VIC & TAS — for 2022 and 2024. No other independent agency in Melbourne's south-east corridor holds this record. The agency currently manages a portfolio of 15 active land estates.

Peter brings developer clients the full picture: his own 50-year market read, a qualified active buyer database, and the planning knowledge to advise on release sequencing, lot pricing, and campaign phasing — not just marketing execution.

If you own land in Melbourne's south-east growth corridor — whether a large rural holding, a rezoned parcel, or a smaller residential block — Peter Nicolls brings 50 years of Cardinia corridor transaction history to your appraisal. He has negotiated land sales across Officer, Pakenham, Beaconsfield, and the broader Casey and Cardinia growth zones since the 1970s.

Most land agents in this corridor have been operating for a decade. Peter was marketing land here when the corridor's first estates were being planned. That depth of market knowledge — knowing which land has been looked at, which buyers are active, and what the planning overlays actually mean in practice — is directly relevant to what you're paid.

Planning knowledge that matters

Peter understands the difference between land genuinely zoned for development and land that's in a growth corridor but hasn't been scheduled under a PSP. That distinction can mean hundreds of thousands of dollars in negotiated outcomes.

KR Peters is the appointed project marketing agency for some of the south-east corridor's most active house and land estates. If you're building a new home in the Cardinia or Casey growth zones, Peter's team can introduce you to current lot availability, builders offering house and land packages, and the full range of active releases across the portfolio.

House and land packages in Officer, Pakenham, and Clyde North are selling in the $650,000 to $950,000 range in 2026, depending on lot size, location within the estate, and builder. The FHBG 5% deposit scheme is directly applicable to many of these packages, significantly reducing deposit requirements for eligible buyers.

The outer south-east — Officer, Pakenham, Berwick, Narre Warren — is one of Melbourne's most active relocation destinations in 2026, driven by relative affordability, improved rail connectivity, and the Pakenham employment precinct.

Selling a deceased estate requires patience, precision, and experience with executors, solicitors, beneficiaries, and the specific legal requirements that govern estate sales in Victoria. Peter has managed deceased estate sales throughout his 50-year career — including complex multi-party estates and properties that have been in families for decades.

Peter's approach to estate sales is unhurried. He understands the emotional weight of selling a property that holds family history, and he provides executors with clear, structured advice on preparation, timing, and method of sale — taking the complexity out of the process without rushing to a result that doesn't serve the estate.

KR Peters currently manages more than 15 active estate listings across the south-east corridor. Peter is familiar with the due diligence requirements, the legal obligations of vendors in estate situations, and the disclosure requirements that apply in Victoria.

Melbourne's south-east corridor is one of the most active interstate relocation destinations in Victoria in 2026. Officer and Pakenham offer significantly better value than equivalent-sized properties in Sydney or Brisbane, with rail access to the CBD, established schools, and a growing employment base in the Pakenham precinct.

Peter provides relocating buyers with a straight assessment of the corridor — which estates suit which buyer profiles, which streets hold value, and what buyers from interstate commonly get wrong when purchasing in a market they don't know. No oversell. Just the facts.

Peter is a very genuine and knowledgeable Real Estate agent. Peter, Janine and the friendly team were enthusiastic and provided us with the right advice and recommendations to allow my parents to not only sell their property at auction (10AM), but to also purchase their new property at auction on the same day (1PM). Should anyone need a local area expert — look no further. The Vendor & Purchaser experience can often be daunting but not if you have KR Peters by your side
